Raheja Exotica is a single township, but the three phases on sale in 2026 are aimed at quite different buyers. Pick the wrong one and you may overpay for space you don't use or wait three years longer than you need to. Here is how they compare.

Siena: the entry ticket to the island
Siena is the lowest-cost way into Raheja Exotica. The 1 BHKs are compact (roughly 333–503 sq ft carpet), and the 2 BHKs are around 640 sq ft. What you're really buying is access: the same island address, the same club and open spaces as buyers paying four times as much.
Choose Siena if you're a first-time buyer, want a weekend home within the city, or are investing a smaller amount for long-term appreciation. Think twice if you need space for a family of four: a 640 sq ft 2 BHK is efficient, not generous.
Verona: the shortest wait
Verona is the most advanced of the three and offers mid-size to large homes. Its biggest advantage is time. If the Occupancy Certificate is in hand when you buy, you avoid 5% GST and start living there (or earning rent) years before Cyprus buyers.
Choose Verona if you want to move in or rent out soon, or you'd rather see the finished building than a render. Think twice if you want a specific floor or view; inventory is limited and the best stacks go first.
Cyprus / The Crest Collection: the flagship
Cyprus is the newest and most premium phase, marketed as "The Crest Collection" with sea-view skyplexes, private decks and common areas designed by HBA (Hirsch Bedner Associates). It has the largest homes, from 2 BHKs around 827–957 sq ft to 4 BHKs above 1,900 sq ft, plus duplexes and penthouses.
Choose Cyprus if you're upgrading from the mainland for more space and a permanent sea view, and you're comfortable with a longer build. Its completion date also lines up well with the Madh–Versova bridge. Think twice if you need a home before 2029, or if you'd be stretching to afford it; payment schedules on under-construction homes run for years.
A quick rule: decide by when you need to move in first, budget second, and size third. That order removes most of the confusion.
What about resale?
Older Exotica phases (Sorento, Sicily and the original villas) trade on the resale market. They can be cheaper per sq ft, are ready to occupy and carry no GST, but you'll negotiate with individual owners and need proper title and society checks. How to decide in one visit
- Ask for the live inventory of each tower, with floor and facing.
- Stand in the sample flat and check the actual view angle of the stack you're offered.
