Every under-construction phase in Maharashtra has to be registered with MahaRERA, and the registration page is the single most useful document you can read before booking. It's free, public, and takes about ten minutes. Here's how to do it for Raheja Exotica.

Step by step
- Go to maharera.maharashtra.gov.in and open the project search (Registered Projects).
- Search by registration number (for example, P51800052646). Searching by name also works but can return several similarly named entries.
- Open the project details and note the promoter name, the proposed date of completion, and whether any extension has been granted.
- Look at the building details: number of floors, total units and how many are reported as booked.
- Open the uploaded documents: commencement certificate, approved plans, title report and encumbrance details.
- Check the latest quarterly progress report and the engineer's / architect's certificates (Forms 1 and 2) for the percentage of work completed.
- Scan the complaints section, if shown, for disputes filed against the project.
What matters most: the completion date on RERA is the date the developer is legally accountable to. Marketing may quote an earlier "target" date, which is fine as a hope, but plan your finances around the RERA date.
Red flags to look for
- Big gaps between the construction percentage in Form 1/2 and what you see on site.
- Multiple extensions of the completion date.
- A mortgage or charge on the land that isn't explained. Cyprus's charge in favour of HDFC is disclosed, and the developer provides an NOC per unit, which is standard.
- Unit counts that don't match what the sales team says is "available".
Checking the agent, too
Real estate agents must also be registered with MahaRERA. You can search agent registrations on the same portal. Ours is A51800042560 (UberPod Realty). Only work with registered agents; it gives you a regulator to go to if something goes wrong.
After RERA: the agreement
RERA regulates the project; your agreement for sale governs your unit. Have a lawyer check that the carpet area, completion date, amenities and the payment schedule in the agreement match the RERA filing. Under RERA the price must be quoted on carpet area, so be wary of any "super built-up" figure.
